I'm the person on the other end of the WhatsApp.

No team page, no stock photos of people in suits. It's one person in Medellín who writes property guides in English and introduces the readers who are serious to brokers who can actually serve them.

What I do all day

I write and publish English-language guides for foreigners buying and renting property in Colombia — closing costs, the certificado de tradición y libertad, wiring money through the canal cambiario, what the investor visa threshold actually is this year. Unglamorous, specific material for people about to move a large amount of money into a country whose property system they don't understand yet.

People read those pages and write to me. Most are curious rather than ready. Some are ready. My job is telling the difference, and then handing the ready ones to a broker who will do right by them.

Why referrals and not a brokerage

I'm a writer and an operator, not a closer. I don't know the inside of a building in Envigado the way someone who has sold in it for nine years knows it, I can't read a seller's motivation across a table in Spanish, and I have no interest in pretending otherwise. Brokers who are good at that part are already in Medellín. What's missing isn't more agents — it's a clean bridge between foreigners with money and the agents who are worth their time.

So the split is simple: I do the finding and the qualifying. You do the selling. Nobody has to be mediocre at the other person's job.

The referral share is disclosed everywhere. Every page in the network that can produce a lead tells the reader, in plain language, that I'm paid a share of a broker's commission and that it costs them nothing. Buyers who understand the arrangement don't feel ambushed later — which protects your relationship with them as much as mine.

Why Medellín specifically

I live here full time. Not six weeks a year, not remotely from Florida. I've dealt with the notaría, the migración queue, the bank that wants one more document, and the difference between what a listing says and what the building is actually like at 11pm on a Friday. That's not expertise in your job — it's just enough context that I'm not sending you people with fantasies.

The uncomfortable part, stated plainly

This is an early network. The sites are real, the articles are real, and the traffic is modest and growing rather than enormous. I could dress that up and you'd find out in a month. Instead: I'd rather start with one or two genuine leads, let you judge the quality yourself, and grow from there if the quality holds.

If the first two leads are bad, you should stop taking my calls. That's a fair test and I'm happy to be measured on it.

What I'm not

  • Not a licensed real estate agent in Colombia or anywhere else. I introduce; I don't transact.
  • Not a lawyer, accountant, or tax adviser. Every guide that touches visas, tax, or money movement says so on the page.
  • Not a lead-selling service. Nobody buys a list from me and I don't sell the same introduction twice.
  • Not trying to become your competitor later. If I wanted a brokerage I'd have started one.
